Buyer's Deal Board
REI Pebble now comes with the ability to have buyer and seller lead flows, using our new Kanban view which presents all stages of the buying process in cards. In this article, we'll be going through all the features of the Buyer Leads section. If you want to learn more about Buyer and Seller Inbox Leads, check out our Success Guide.
On the left-hand side of your Pebble Dashboard, you'll find a section named Buyers. This is where all your inbound leads will land when a potential seller is interested in selling their property to you. You'll be presented with boards that are arranged by stages of the buying process. If you prefer, you can revert back to the list view by clicking on this button:
You can also filter your lead view by Open, whether or not it's been Won or Lost, or, you can search for a property or buyer lead by name to check which part of the process a potential buyer is in.
Editing and Customizing Stages
We understand that your buyer/seller lead flow could vary depending on your business operations. So REI Pebble comes with the ability to customize and even add new stages to your lead flow.
To edit a card. Click on the three dots icon on the top right of the card.
Next, click on Edit to edit the card. Or, if you don't require this card anymore, you can click Delete.
When you click Edit, you'll be able to change the color of the card and change its name. Once you've customized the card to your liking, click Save.
Adding a New Stage
To add a new stage, scroll to the end of the cards and click Add Stage.
Add in the details for the new card, then click Save.
You'll now be able to see your new card.
Viewing Buyer Leads
By clicking on a buyer lead, you'll be taken to a page where you can see all the buyer's contact information. You can edit the information. Add notes to the lead, and even add multiple properties associated with that lead in case they're interested in purchasing more than one property.
To add an additional property, click Select in the Properties section
You can then select the property the buyer is interested in buying.
It will then automatically appear under the Properties section.
Under the property, you'll see a tag that shows the offer that was sent.
Here's how it'll look like on an actual lead you've sent an offer to:
If you click the envelope, you'll be able to view your offer letter. If you need a refresh on sending our offer letters, refer to this section of the documentation.
Marking a Lead
At the top of the lead's page, you'll see an option to mark the buyer's lead as won or lost. You can also mark the lead as Unread, Delete it or Close it using the three dots icon next to the Won/Lost buttons.
When you click on Won, you'll be prompted to enter the details of the price you sold the property for.
You can enter the date, the price it was sold for, and whether it was paid for in cash, or through a payment plan. Once you've finished, click on Save.
Under the property, you'll now see a new tag for the Sold price, just below the Offer price.
If you click on the property, you'll be able to view all the property details and at the top, you'll see the entire workflow for the purchase of this property.
You'll also notice that there's also the opportunity to mark the property as purchased. If you previously acquired the property and then sold it on, you may have used REI Pebble to purchase the land, if so, the purchase price will already appear here. If you processed that acquisition outside of pebble, you can Mark it as Purchased to add in your purchase price to the property, then hit save.
You'll then see it as part of the flow in the top left.
From this information, you'll then be able to run reports and calculate metrics like your ROI for multiple properties.
Changing the Buyer Leads Inbox Address
If your plan allows it, at the top of the screen you'll see your Inbox address. In this example it's email@example.com. Just like with your seller lead inbox, this will be the central email that your leads will filter through to no matter where your property is listed. So, for example, if you list your property on Zillow and put your buyer leads inbox address on the Zillow ads, your leads will filter directly through to Pebble.
To change the email address, go to Settings then Automations on your REI Pebble Dashboard. Then click Change
Then change your email address and click Save Address
Manually Adding a Buyer
Finally, you can manually add a buyer to your inbox. This may be particularly useful if you get a call from someone interested in purchasing one of the properties you have listed.
To do this, go to Add Buyer at the top of the page
Next, fill out the seller's information and then click Save
Then, you add in the property the lead is interested in, by clicking on Select and you can add any extra information about the client under Notes and then hit Save.
Pebble will automatically read lead information from incoming emails. The email body should be written in the following format:
