Seller's Deal Board
Pebble comes with the ability to have buyer and seller lead flows, using our Kanban view which presents all stages of the acquisition process in cards. In this article, we'll be going through all the features of the Seller Leads section. If you want to learn more about Buyer and Seller Inbox Leads, check out our Success Guide.
On the left-hand side of your Pebble Dashboard, you'll find a section named Sellers. This is where all your inbound leads will land when a potential buyer wants to know more about a property. You'll be presented with boards that are arranged by stages of the selling process. If you prefer, you can revert back to the list view by clicking on this button:
You can also filter your lead view by Open, whether or not it's been Won or Lost, or, you can search for a property or buyer lead by name to check which part of the process a potential seller is in.
Managing Stages
Your stages will help you to create your own custom workflow in REI Pebble. When a lead comes in, it will automatically come into the Lead In stage (or whatever you wish to call it). To move your leads through the workflow, simply drag and drop the lead into the appropriate column as you can see below:
Editing and Customizing Stages
To edit a card. Click on the three dots icon on the top right of the card. Next, click on Edit to edit the card. Or, if you don't require this card anymore, you can click Delete.
When you click Edit, you'll be able to change the color of the card and change its name. Once you've customized the card to your liking, click Save.
Adding a New Stage
To add a new stage, scroll to the end of the cards and click Add Stage. Add in the details for the new card, then click Save.
Viewing Seller Leads
By clicking on a seller lead, you'll be taken to a page where you can see all the seller's contact information. Now add multiple notes, and even select multiple properties associated with that lead if they're interested in selling more than one property. You can also add tasks for your team to view and add or edit Lead Forms.
To add an additional property, click Select in the Properties section. You can then select the property the seller is interested in selling. It will then automatically appear under the Properties section.
Under the property, you'll see a tag that shows the offer that was sent. Here's how it'll look like on an actual lead you've sent an offer to:
If you click on Offer, you'll be shown the Offer Details pop-up. After clicking on the link below Document, you'll be able to view your offer letter. If you need a refresh on sending our offer letters, refer to this section of the documentation.
Marking a Lead
At the top of the lead's page, you'll see an option to mark the buyer's lead as won or lost. You can also mark the lead as Unread, Delete it or Close it using the three dots icon next to the Won/Lost buttons.
When you click on Won, you'll be prompted to enter the details of the price you bought the property for. You can enter the date, and the price it was bought for. Once you've finished, click on Save.
If you click on the property, you'll be able to view all the property details and at the top, you'll see the entire workflow for the purchase of this property.
You'll also notice that there's also the opportunity to mark the property as sold. If you're acquiring property, you can now use REI Pebble to control the workflow of the seller process too. You can click Mark as Sold to add in the
price you then sell your property for. This can also be done via the Buyers section of REI Pebble as we discussed in this section of the documentation. Once you're done, click Save.
Changing the Seller Leads Inbox Address
The seller leads inbox e-mail will be the central email that your leads will filter through to no matter what site you're using to capture leads. If you already use the REI Landleads theme, then all your leads will also automatically filter through to this inbox here in REI Pebble. To change the email address, go to Settings then Inboxes on your REI Pebble Dashboard. Then click Edit. Next, you just need to type in your desired email address and then click on Save
Manually Adding a Seller
Finally, you can manually add a seller to your inbox. This may be particularly useful if you get a call from someone interested in selling their property.
To do this, go to Add Seller at the top of the page. Next, fill out the seller's information and then click Save.
You have the option to enter a previously-recorded property owner's information by pasting their name or a mailer code associated with them. Then, you add in the property the lead is interested in, by clicking on Select, and you can add any extra information about the client under Notes and then hit Save.
Email Format
Pebble will automatically read lead information from incoming emails. The email body should be written in the following format:
